The rental price includes: bed linen, various bath towels and kitchen towels, water, Wi-Fi, TV
Electricity is provided at 150 KWU per week. For additional consumption, we charge €0.35 per KWU, which will be deducted from the deposit. The deposit will be refunded one week after the end of the rental period

Reservation fee € 125 and deposit = 30% no later than 4 months before the start of the holiday rental.
Balance = 70% to be paid no later than 2 months before the start of the holiday rental + the deposit is € 400 also to be paid 2 months before the start of the rental period.
At least 1 week before the start of the rental period, the tenant must provide a copy of the front and back of the identity card of each guest by email or WhatsApp, which we are required to report to the police station.

house rules and rental conditions
villablanca and the property management company Military Breaks Plus warmly welcome you to the beautiful Condado de Alhama resort and hope that you and your group will enjoy everything the rental property has to offer. We ask you to observe a few simple rules to ensure an exceptional and unforgettable experience. Therefore, we have set out the house rules, resort rules and rental conditions below. House rules: Music and/or excessive noise outside the property (e.g. shouting, sound amplification, musical instruments, barking animals, etc.) must be kept to a respectable minimum at all times. Music outside is not permitted after midnight. Guests must be mindful of noise levels at all times.
Quiet hours in the neighbourhood are strictly enforced from midnight to 8 a.m. Security patrols the gardens and may report persistent disturbances to the local police.
No parties or events.
Smoking is not permitted on the premises.
Pets are not permitted unless otherwise agreed in writing.
Please park in the designated areas as indicated in your check-in instructions.
If the neighbours are disturbed, Military Breaks Plus reserves the right to ask the tenant to leave the property without refund
No alcohol may be consumed at communal swimming pools and no glass containers may be used near the pool. The swimming pools are open from 9 a.m. to 11 p.m. Please adhere to the terms of use. Security personnel patrol the area to ensure that these rules are observed.Tenants must keep all property and furniture in good condition.Tenants may only use appliances for their intended purpose.
Guests, with the exception of those who are part of the party, are not allowed to stay overnight in the accommodation.
All guests are the sole responsibility of the tenant.Guests may not exceed the agreed maximum number of persons.
Guests may not send parcels to the house they are renting.
Condado is an environmentally friendly resort and we ask you to respect this by separating waste into general kitchen waste (grey); cardboard (blue): plastic/cans (yellow); glass (green bin). The underground recycling bins are clearly marked and located around the resort in: Jardins along the main road; Naranjas and Penthouses at both ends of the car parks between the gardens; La Isla, near the car parks.
Compliance: Failure to comply with the house rules may result in termination of the reservation and all guests may be evicted for non-compliance with the house rules.
Check-in/Check-out: Check-in time is from 3 p.m. Early check-in is possible on request. Please contact the management company Military Breaks Plus and/or the landlord.

Please note that these times are strictly enforced and that arrival before 3 p.m. or check-out after 10 a.m. without prior permission is against our policy.
Costs for the main guest: The main guest may be asked to pay for incidental costs and other costs incurred during your stay. The name of the main guest on the booking and photo ID are required, along with the signed rental agreement. If any charges or damages are identified during or within a reasonable period after your stay, including but not limited to: additional cleaning charges, unauthorised use of the pool heater or unauthorised use of pets, these amounts will be charged to the main guest. No charges will be made without prior written notice.
Deposit / additional charges: If applicable to your booking, the deposit will be used to restore the property to its original condition (beyond normal wear and tear). Additional charges include, but are not limited to: any damage or breakages; dirty barbecue £15; excessive rubbish £15; excessive washing up £15; lost key £50.
We cannot guarantee against mechanical failure of heating, air conditioning, appliances, televisions/video recorders/DVD players, stereo equipment or swimming pools/spas. Please report any faulty equipment immediately to the owner and/or the office. Military Breaks Plus will make every reasonable effort to carry out repairs quickly and efficiently. If you can demonstrate that the problem persists after receiving telephone instructions from a Military Breaks Plus employee, a maintenance engineer will be sent.
NO REFUNDS OR RENTAL DISCOUNTS WILL BE GRANTED AS A RESULT OF MECHANICAL FAILURES OR DEFECTS, UTILITY INTERRUPTIONS, MAINTENANCE ISSUES OR CONSTRUCTION WORK IN THE VICINITY. ALTHOUGH Military Breaks Plus WILL MAKE EVERY EFFORT TO RESOLVE MAINTENANCE ISSUES IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE PROBLEM WILL BE RESOLVED DURING THE GUEST'S STAY, AS THE COMPANY MAY FIRST HAVE TO GO THROUGH THE PROPERTY WARRANTY PROCESS. Military Breaks Plus will always seek alternative solutions to ensure and prioritise the comfort of the guest
No smoking: All accommodation is non-smoking. Violation of the no smoking policy will result in forfeiture of the entire deposit and liability for damages up to €500 for any damage to furniture or odours discovered.Good neighbour policy: You agree to abide by all the rules and regulations of the Condado de Alhama community, including the following 'Good Neighbour Policy':Article 1. Good neighbourliness obligations
Respect the general facilities of the complex and other common elements, use them appropriately at all times and prevent injury and damage.
To keep their own home and outbuildings, and the surrounding area, in good condition, as well as the facilities for which they are responsible. To prevent damage or injury to other owners.
Exercise due care when using services and facilities and in their relations with other owners, and be accountable for violations and damage. Respect the night-time peace and quiet and avoid activities that cause nuisance between midnight and 8 a.m.
Inspection of the accommodation: The accommodation will be inspected before your arrival. If you notice any problems with the accommodation, please contact the management immediately so that these problems can be resolved in a timely manner. The accommodation will be inspected after reasonable notice has been given to the guest, knocking or ringing the doorbell before entering the accommodation in the event of noise complaints. The guest understands that this may occur at any time during the guest's stay if there is noise disturbance or reasonable suspicion of a party or other violation of house rules or municipal regulations.
Communal swimming pools: You agree to abide by all rules and regulations of the Condado de Alhama community, including the following rules for the swimming pool
Article 3. Rules for swimming pool areas
The swimming pool is open from 9 a.m. to 11 p.m., subject to maintenance work on the pools.
The safety of pool users is the responsibility of the individual. Parents/guardians are responsible for children under the age of 12 in their care.
Given the risks to the health and safety of individuals, swimming pools and adjacent areas are communal facilities that require special attention from users and the community. Therefore, the following rules apply:
All users of communal swimming pools MUST shower before swimming.
Babies must wear swim nappies at all times.
Children under the age of 12 must always be accompanied by an adult.
All swimmers are required to wear appropriate swimwear.
Swimming aids are permitted.
THE FOLLOWING PROHIBITIONS APPLY:
Topless swimming is not permitted.
Inflatable objects are not permitted in July and August.
Ball games are not permitted in the vicinity of the swimming pool.
No animals or pets
No use of glass, glass bottles or crockery.No food or barbecues
No dangerous games in the swimming pool.
No smoking.
No excessive noise (use headphones or earphones).
No sun loungers left out overnight.
No use of parasols stuck in the ground on lawns.
Garden: You agree to abide by all the rules and regulations of the Condado de Alhama community, including the following rules for the gardens
Article 4. Rules for the gardens
Barbecues are prohibited in the gardens and common areas, except on special occasions with the express permission of the chairperson and the administrator.
People must respect trees and plants.
Football and other sports that may damage decorative and ornamental elements are prohibited.
Obligation to comply with rules and surveillance
For your safety, there is electronic video surveillance in the common areas of the resort to ensure that community rules are followed. Guests acknowledge that this property may be under external surveillance and security monitoring and patrols 24 hours a day
Policy on events/parties: Unless otherwise permitted in writing by Military Breaks Plus, no gatherings, noisy parties or other private events (collectively referred to as "events") may be held in the holiday accommodation during your stay. Holding an event without prior approval, permission or consent from the landlord and/or Military Breaks Plus is considered misuse and a breach of these Terms and Conditions and is grounds for immediate termination of the stay. In the event of any breach of the rules, Military Breaks Plus may, at its sole discretion, terminate all agreements with you, including immediate termination of the stay. In that case, you will forfeit all monies, including the deposit. Only the guests listed on the guest list attached to this rental agreement may occupy the accommodation during the reservation period.No guarantee of replacement accommodation: Although we will make every reasonable effort to accommodate you, if your chosen holiday accommodation does not meet your requirements, Military Breaks Plus cannot guarantee that another holiday accommodation will be available for you to move to after you have booked a specific holiday accommodation.
No extension policy: Military Breaks Plus strives to ensure that all our accommodations are fully booked and reserved for the owners of the holiday homes. Unfortunately, we cannot allow you to stay in the holiday accommodation beyond the check-out date and time agreed prior to your booking and confirmed by email, unless you have entered into a written agreement in advance. If you remain in the holiday home after the agreed check-out date and time, you agree and consent to Military Breaks Plus, its representatives and/or law enforcement officers removing you from the accommodation and locking the holiday home. You further agree that Military Breaks Plus may move your personal belongings to a location chosen by the manager, where you may collect them.
Holiday rental (not a tenancy agreement): This is a holiday rental agreement for temporary holiday accommodation in a managed holiday home. THIS AGREEMENT IS NOT A TENANCY AGREEMENT AND DOES NOT CONFER ANY RIGHTS TO THE PROPERTY. By agreeing to the Terms and Conditions, you acknowledge and agree that you do not and will not receive any property interest or rights in the holiday home
Liability and obligation to comply with rules: by signing the rental agreement for the holiday villa, you agree to the rules and understand that Military Breaks Plus is only responsible for reservations, cleaning and check-out. By agreeing to the Terms and Conditions below, you waive, release and agree to indemnify Military Breaks Plus and the property owner from any damage or injury arising from or related to your stay in the managed property, including but not limited to accidents or injuries to yourself, your guests and employees, and loss of money, jewellery or valuables of any kind. You are responsible for keeping your valuables safe at all times. Guests agree to comply with all house rules provided to them by the property manager, as well as all rules of the Condado de Alhama community where the property is located, and all municipal or provincial regulations in the area where the property is located. The guest is responsible for any violation of any of these rules and agrees to strictly comply with all rules. The guest acknowledges that periodic patrols and security checks may be carried out to ensure compliance with the rules.Cancellation of reservation by landlord: If the accommodation covered by this agreement is unavailable for any reason, suitable replacement accommodation will be found or the full amount will be refunded to the guest, without the management or owner of the accommodation being held liable in any way. Military Breaks Plus shall not be in breach of the terms of this agreement if the cancellation is beyond its reasonable control, including but not limited to a change in ownership of the accommodation, damage to or defects in equipment, disruptions in nearby accommodation, construction work in or adjacent to the accommodation, labour disputes, government regulations or controls, fire or other calamities, tenants remaining after the end of the rental period, inability to obtain materials or services, technical malfunctions or difficulties, problems or interruptions with the internet or television, computer viruses, force majeure, riots, terrorism or any other cause.
Information about unavailable accommodation: If, after completing this booking, correspondence or conversations with the guest reveal that there have been changes in circumstances relating to the booking of this accommodation, the landlord and/or Military Breaks Plus has the right to refuse a booking from the guest if the booking is not conducive to the well-being of the accommodation. Such circumstances include, but are not limited to, an event or party planned during the guest's stay at the accommodation, violations of occupancy limits, rules regarding pets, age restrictions or the purpose of the rental. This is not intended to be a complete list of circumstances that may lead to cancellation of the booking. If the booking is cancelled under this clause, Military Breaks Plus will refund all monies paid to the guest.
Miscellaneous: All legal issues arising from this agreement shall be settled in the city where you are renting. If any provision in an agreement between Military Breaks Plus or the property owner is declared invalid, illegal or unenforceable by a competent court or other judicial tribunal, the remainder of the agreement shall remain in full force and effect. You agree that any such invalid, illegal or unenforceable provision shall be replaced by a valid, legal and enforceable provision that approximates the economic effect of the previous provision as closely as possible. You agree that fax and email signatures have the same validity as original signatures and that this agreement may be signed in various ways.
